If you've been watching BBC One's Amanda and Alan's Spanish Job while languishing in the gloom of the British winter, you may be feeling inspired to take on a sunny property project of your own. 

The good news is that there are swathes of properties waiting to be loved and renovated across Spain and elsewhere. 

Last month, Spain’s prime minister Pedro Sanchez declared that he wanted to ban non-EU citizens from buying homes in Spain in a bid to help quash the country's housing crisis. 

However, the plans remain firmly in the proposal stage and it remains unclear whether or not they will be implemented in the future. 

Speaking to This is Money, Ian Rutter, a property consultant at Granada Village & Country, based in the southern Spanish city, said: 'The pronouncement by Sanchez was a proposal and is very far from becoming any kind of law.

'We equate it to haute couture on the catwalk: these are concept designs and no one in their right mind would buy some of them!'

He added: 'Anyone can buy a property in Spain provided they have an NIE/TI, the identification number required for anyone who is not a Spanish citizen. 

'A Spanish bank account is also advisable, for setting up standing orders for bills.

'Since Brexit, all non-EU citizens can only stay in an EU state for 90 days in any 180 days unless they currently have residency in their chosen country. There are still options for applying for visas to be able to live in Spain.' 

To buy a property in Spain, you will have to pay a purchase tax of between 8 to 10 per cent of the price of the property.

'This tax is set at local level by the municipality, and is payable to the local town hall', Ian said. 

He added: 'To restore a property, you need to budget for around €1,000 per square metre for the costs of building work. We would always advise using local builders, architects and sub-contractors.'

Granada Village & Country will be selling Amanda and Alan's restored house in Spain at the end of the series, with proceeds from the sale going to Children in Need and Comic Relief.

This characterful little house is in a prime location at the top of the village of Moclín.

The existing property is small, but there is scope to extend as the footprint of the old house is sizeable. 

The land at the back of the house is rock and not owned by anyone, so having windows and a roof terrace added to take in the views over to the Sierra Nevada may be possible.

This divine house has bags of potential and a secluded garden which is rare for a village house. It's on sale via Granada Village & Country for €54,000. 

The property has three bedrooms and, internally, needs to be revitalised with a new kitchen and bathroom. 

There are reported to be no structural problems evident and the ceiling heights are good throughout the property. 

In the garden, shade is provided by a mature tree in the centre, but there is scope to create a real oasis, potentially with a plunge pool.

This unfinished hotel development in Moclín is on sale for €450,000 and currently has eight bedroom suites planned. 

The structure of the hotel has been partially completed, and the interior work had just been started when the financial crisis in Spain halted the build.

The hotel, the design of which was heavily inspired by the Moorish architecture that prevails across Andalucia, has 1,680 square metres of accommodation on three floors.

The new owner would be able to redesign the interior spaces to suit their own tastes and requirements. 

The hotel is considered to be a crucial part of the cultural tourism strategy in the historic village of Moclín.
